Fees to tenants.

Tenant Fees Act 2019 Tenant applicants will not be charged any fees.

 



 

Documents Fee  :                                                                                    £0

 The fee covers the administration, preparation, production and presentation of all documents relevant to the tenant’s / tenants’ application, including the Tenancy Agreement.

Deposit : *

This will depend on the rental amount and is usually calculated on the basis of a maximum of five (5) weeks’ rent. The deposit is held by the Deposit Protection Service and a registration reference provided to the Lead Tenant or Joint Tenants, as applicable.

There are no other fees payable by tenants unless terminating a contact early - enquire for details:

Tenancy Renewal Fee                                                                         £0 per property

Tenant Replacement Fee (where a new tenant replaces another, departing, tenant during the course of a tenancy. Note: Reference will be required)                                                                                                                                                  £0 per person
 

 

Lost key replacement                                                                   £20 per key

Lost entry fob                                                                                £35 per item

In the case of irretrievable loss of entry key(s) or where security of the property or adjoining properties is deemed to be compromised or at risk as a result of the loss of keys, the landlord may require the tenant(s) to meet fully the costs of replacing such lock or locks as are necessary to ensure the security of the property or properties. The fee in this instance will be the cost of such replacement and any call-out charges incurred. There will be no additional or supplementary charge.

FEES TO LANDLORDS


We offer a variety of services to Landlords including:

Tenant Find : Preparation of marketing materials including photographs for the letting of your property; advertising the property; accompanying viewings of the property with prospective tenants; preparation and collection of all relevant documentation relating to eligibility and suitability of tenant applicants; preparation and completion of Tenancy agreements; registration of deposit; start of tenancy meter readings; booking of inventory if requested. The fee for this service is 10% of the first 12 months' rental amount, excl VAT.

Property Management: As Tenant Find above and in addition; including liaising with tenants and any necessary repair, maintenance or decoration service providers; periodic property inspection visits(as specified by the landlord in agreement and with notice to tenants). The fee for this service is 12.5%, excl VAT. The service level can be negotiated to include all, some or other , additional, services - please enquire.

 Where tenants agree to renew their tenancy agreement a fee of £125 will apply to both Tenant Find and Managed Properties.
